Rental Questions & Guidelines

What is required for eligibility?

  • Established credit: A credit score of 640 or higher is needed to obtain a lender’s approval for financing.  If applicant’s score is less than 640, GCRA can make recommendations to assist applicants in raising their scores.
  • Good rental history over the past 12 months.
  • Stable income: Gross monthly income is used to calculate the amount of the home that applicants can afford.  Maximum monthly payment must be 30% or less and mortgage payment plus all other debts must be 41% or less of gross monthly income.  GCRA staff will help applicants with these calculations.
  • Good employment history.
  • If you have filed for bankruptcy, you must wait 2 years.

How long will it take to process my application?

  • After you send in or bring your pre-application, it will take about 10 business days to process.
  • Once processing is complete, the applicant will be contacted.

  • New and renovated homes.
  • New homes starting at $85,000.
  • Renovated homes starting in the $60,000's.
  • Homes available in Brutontown and other Greenville areas.
