Owner-Occupied Home Repair Program

The Owner Occupied Home Repair Program offers a voluntary, fresh start to homeowners throughout Greenville County who need major repairs to their homes. By utilizing GCRA’s extensive expertise in construction management, homeowners can rest assured the projects will be completed quickly and by reputable contractors that provide quality craftsmanship. Homeowners will also enjoy the convenience of remaining in their home during the repair work. Low interest loans are available.  Seniors and disabled citizens can find relief in having the option of zero percent interest and no payments on their repair loans.

Participants of the program are not responsible for repaying the loan until the home is transferred into another person’s name or the family takes over the loan after the resident is deceased. If the family becomes responsible for the loan, GCRA will work with them to develop a payment program with a low interest rate that will fit into their budget. Loan amounts are based on the appraised value of the home and the money is used to address must-needed repairs and approved cosmetic improvements. Recipients can choose a contractor whom they know and who meets the specifications of an approved contractor by GCRA or a contractor will be recommended by the organization.

During the loan process, GCRA will provide financial counseling to the participants to ensure an understanding of the details of the loan process and the requirements as a recipient. Rehabilitation funding is not offered to property investors but only to homeowners who are currently residing in the home in need of repairs. Loan terms very based on the financial situation of the recipient and the level of repairs needed.
